Property development calculators
Five calculators for the questions that decide whether an Australian development site is worth buying: what GST you actually remit, what duty you pay to acquire it, what it costs you to hold each year, the most you could bid for it, and whether the scheme makes a margin. Each one runs entirely in your browser — nothing is saved and nothing is sent anywhere.
The GST, duty and appraisal maths is the same code that runs inside UpScale.build, imported rather than re-written, so a figure here is the figure the product gives. The NSW land tax page is the one exception: land tax is not part of the appraisal engine, so its thresholds and rates sit in a dated constants file of their own, read off Revenue NSW.
The calculators
GST margin scheme calculator
GST under the margin scheme against 1/11th of the price, plus the eligibility and withholding questions that decide which one you pay.
Development site stamp duty calculator
Transfer duty and the foreign purchaser surcharge on a development site in NSW, VIC, QLD or WA, on the published revenue-office scales.
NSW land tax calculator
What a development site costs you to hold each year: NSW land tax on the published thresholds, plus the foreign owner surcharge.
Residual land value calculator
The most you could bid for a site and still hit your target margin, solved against the same appraisal engine the product runs.
Quick feasibility calculator
Screen a site from ten numbers: margin on cost, profit, peak funding and the month funding peaks. Everything is computed in your browser.
Where these fit
A screening question is not an appraisal. These pages answer one number each; the feasibility software page describes what a full appraisal does after the site is bought, and the development glossary defines the terms the calculators use.
Every figure the calculators produce carries its own working, so you can check it rather than take it. Where a rate comes from a revenue office or the ATO, the page cites the document and the date it was read.
General information, not tax, legal or financial advice. Confirm with your accountant or solicitor. The calculators are screening tools: they do not know your contract, your entity or your GST registration.
